A Growing Family Needed More Space
Vanda Constructions is a trusted custom home builder Frenchs Forest families turn to when a home no longer fits their needs. This project started with a modest single-level, three-bedroom brick home. However, it no longer suited a family of four. They wanted more room for their children, along with a garage and a swimming pool.
Working From a Solid Foundation
The existing home already had a kitchen and bathroom renovation. As a result, it gave architect Adam Hobbs of Hobbs Jamieson a sound foundation to design a second level. Upstairs, the plan centred on a main bedroom suite with an ensuite and walk-in robe. In addition, a second living area and generous north-facing deck made the most of natural light.
Reconfiguring the Ground Floor
Downstairs, we reconfigured the floorplan to make space for two more bedrooms, a study, and a slightly extended living room. Notably, this was a departure from the family’s original brief. Adam says it was one of the first reasonably sized renovations where the existing kitchen and bathroom needed little change, with the rest of the home tied in around what the owners had already done.
Working to a Tight Budget
With a conservative budget, our team worked closely with the clients to get as much done as possible within the funds available. In particular, we cut back on some features, such as balustrading, to protect the areas that mattered most. Ultimately, the final build cost was within budget. Adam Hobbs credits this outcome to having the builder involved from the start of the design process.
A Finish That Suits the Site
Overall, the finished home uses a palette of natural materials that sits comfortably within the neighbourhood. Adam says the deck upstairs is especially popular in winter, and the whole build now feels like it’s always belonged on the site.
