Seaforth Renovation

A Family Outgrowing Their Space

Vanda Constructions is a trusted custom home builder Seaforth families turn to when their home no longer fits their needs. Two teenage girls lived in this house, and the parents had a clear wish list for their renovation. Finding more space topped that list. However, the brief was fairly substantial. So, architect Adam Hobbs of Hobbs Jamieson Architecture worked closely with the family to keep the project economical. At the same time, he increased floor space and gave the home a more contemporary feel.

Respecting the Home’s Character

The suburban home had genuine Art Deco features. These included a curved balcony and decorative brickwork below the roofline that referenced the home’s past. Even so, some pockets of the floorplan needed rework. As a result, the new design brought the layout into the new century. It also kept the elements that gave the home its original character.

Finding Space Underground

At the back of the property, a partially dug-out lower level had served as a garage and storage area. This space sat mostly unused. So, we saw its potential to become much more than a dumping ground. We dug the room down to ground level and created a mud room. Then, we built a new garage in front of it. On the top level, three secondary bedrooms received new finishes and fittings. Meanwhile, a new master suite gave the parents added privacy and a fresh, contemporary feel.

A Redesigned Middle Level

Much of the budget went to the middle level. Here, we replaced the old kitchen and added significantly more storage. We also fitted the study with new joinery, refreshed the laundry and bathroom, and replaced the windows and old wiring throughout.

A Result the Family Loves

Ultimately, the home’s footprint changed very little on the lower and upper levels. Yet we transformed the layout of the middle-level rooms completely. This still involved a huge amount of work. The family wanted a home with a classic look. They also wanted contemporary touches, like handle-less kitchen and cupboard finishes. In the end, that’s exactly what they got.
